Contract Processing Services


If you are a mortgage broker in Washington and are looking to focus more time on your core origination activities and less time on paperwork, our processing services can help you.


What your Contract Processor will do for you:

  • Processor will process out of your Calyx Point system and will review loan app for missing data, pull credit and review credit report for lates, derogs, BK’s etc:
  • Run DU or LP  
  • Order out all Title, Escrow, payoffs, Insurance Binders, HOA docs, order appraisal
  • Prepare all disclosures and re-disclosures as necessary and send them to the borrowers
  • Provide a daily pipeline report of exactly where your loans are in the process
  • Create an initial introduction email and communicate weekly status of loans to realtors, with a CC to broker
  • Complete required Red Flags Form, Patriot Act Form and SARS checklist and ensure they are in the loan file
  • Notify borrowers of all documentation needed for the loan, with a CC to broker
  • Follow up with borrowers until we have all documentation, obtain any necessary VOE/VOM/VOR, credit sups, etc.)
  • Submit file to underwriting
  • Work all conditions
  • Submit Doc Request and invoices when file is clear to close and schedule closing
  • Send Broker Demand and Invoices to Escrow
  • Perform a pre-close file audit
  • Work all PTF conditions and see the loan through funding
  • Close out file with an internal post close audit and deliver a WA State DFI ready PDF package of all items needed for an audit
  • All borrower items will be electronic and will be in the Calyx Point system.  At no time will Sound Financial Processing have a hard copy of any borrower documents
  • Sound Financial Mortgage Processing will maintain the highest ethical standards and commitment to quality control and information security


Cost: Cost for all of the above is $600 per file.   


Other Services:  We also will work on many other Calyx Point related projects to help with efficiency. 


About the Processor: 

Sheila Barlow has been processing loans since 2009..  She has experience with conventional, FHA, VA and USDA loans and process both forward and reverse mortgages.  Experienced with United Wholesale Mortgage, Parkside Lending, Sierra Pacific Mortgage, Ethos Lending, TMS, Finance of America Reverse, AAG, and RMF.  We send files monthly to an independent auditor to make sure that our loan files are compliant.   Sheila is also a panel member of the WA State Mortgage Broker Forum.   Full resume available upon request.
